Understanding

A & A vs Reconstruction

Many of us are confused and unsure of the difference between A&A works and reconstruction. A&A includes minor repairs and renovation while reconstruction includes tearing down and rebuilding of a building or property.

The main difference between these two lies in the extent of construction work done. It is considered reconstruction when there is an increase in the building or property’s space or height. This also includes any removal or replacement of structural elements.

When the construction work does not exceed 50% of the building or property, it is considered A&A works. Another way to differentiate the two is through the planning submission requirement.
